LAX T5 Renovation & Reconstruction

Description: JAF is leading the Design Team’s Inclusivity, Outreach, and Workforce Development Plan & Implementation for the $1.2 billion, 550,000+ square foot LAX Terminal 5 Renovation and Reconstruction project — the premier terminal modernization project for the 2028 Olympics. JAF is responsible for managing and implementing the impact strategy, internship program, mentor-protégé program, K-12 educational partnerships, and workforce development initiatives across all design disciplines.

LA Metro Zero Emission Bus Charging Infrastructure
Carson, CA; West Hollywood, CA
Description: JAF is leading the Community Outreach and supporting the Construction Workforce Development initiatives for this project in collaboration with Clark Construction and Jacobs.
This project is a progressive Design-Build project for LA Metro for the design and construction of electrical upgrades and civil infrastructure at bus Divisions 18 (Carson, CA) & 7 (West Hollywood, CA). The ultimate goal of the project is to advance the transition of Metro’s bus fleet to 100% zero emissions.

Orange County Jobs First Collaborative
Orange County, CA
Description: JAF, in partnership with Marathon Communications, is serving as a Sector Investment Coordinator, to support the Orange County Jobs First Collaborative in execution of the Catalyst grant awarded to the region. California Jobs First is a program developed by the state of California to build a community-led, climate-forward economy by aligning investments and maximize benefits across state agencies and departments who are responsible for economic, business, and workforce development. As a sector invstment coordinator, JAF is providing Impact Strategy and Community Engagement support in collaboration with Marathon Communications' advisory services to the county.

Restorative Care Village - PSH

Description: JAF is leading the sub-contractor inclusivity commitment of Morley Builders for this Permanent Supportive Housing building. JAF is leading the outreach and impact strategy to support the local diverse subcontractors working on the project. This project will be a catalytic community resource providing 300 permanent supportive and affordable homes as well as relevant community-serving resources. These include a peer respite facility and a workforce development kitchen and cafe.

City of Westminster - Little Saigon
Westminster, CA
Description: JAF is providing Impact Strategy and Community Outreach services for the City of Westminster in support of Westminster’s Little Saigon Blueprint for Economic Vitality and Quality of Place, a community-centered initiative advancing long-term economic growth, cultural recognition, job creation, and revitalization in Little Saigon, home to the largest Vietnamese population per capita outside of Vietnam. Supported by a $250,000 grant from the State of California’s Jobs First Regional Investment Initiative, the project focuses on strengthening the local business ecosystem and public realm through the establishment of public–private partnerships, strategic marketing and community engagement aligned with district branding, pilot district-wide maintenance programs, and a streetscape needs assessment to guide future investments in lighting, street furniture, and cultural placemaking, collectively enhancing economic opportunity and quality of place for residents and businesses.

Store One Anaheim

Description: JAF is providing Impact Strategy and Strategic Partnership services for the City of Anaheim and the Store One Project Team. Store One is a transformational public–private partnership led by the City of Anaheim and supported as a fiscally-sponsored project of the Anaheim Community Foundation (ACF). Its mission is to create a culinary workforce training center, food entrepreneurship incubator, and community wellness hub that uplifts Anaheim’s local economy while honoring the cultural roots of the historic Northgate González Market, which originally operated at the same site from 1980–2017. The project aims to support underserved and emerging culinary talent, build a strong hospitality workforce, activate a community gathering space, and catalyze small business development across Anaheim.

Think Watts HQ

Description: JAF is the Owner's Representative for this 2,000 SF non-profit tech center head quarters in Watts, CA. Think Watts Foundation is a multifaceted 501c3 organization dedicated to creating resources and opportunities for low-income individuals in various aspects of their lives. Established in 2018, the foundation has consistently delivered a diverse range of programs and services, such as weekly food distributions, entrepreneurship workshops, financial literacy education, environmental justice and sustainability initiatives, sports programs, coding sessions, educational advancement, workforce development, and urban development projects.

Watts Towers Arts Center Campus

Description: JAF consulted as a Community Design Consultant and Project Manager for the architectural consultant, Off Top Design. The Watts Towers Campus Renovation and Development project will transform 2.96 acres into an updated green multi-benefit park in the heart of Watts at a site that receives over 40,000 visitors annually.

Description: JAF led the inclusivity commitment of Morley Builders as the Workforce Diversity Strategy & Partnerships consultant. JAF led the outreach strategy development with the project executive team and the partnership implementation through outreach communications and events specifically with local diverse subcontractors for the project during the pre-bid, bidding, and pre-construction phases.

Super Bloom Master Plan
Lancaster, CA
Description: JAF consulted as the Community Development & Impact Strategist Consultant for the Master Plan study and design of a 35-acre development project in Lancaster, CA. JAF focused on crafting the community strategy synthesizing team narratives in order to submit an equitable and inclusive economic urban development master plan for the city of Lancaster. The Super Bloom development project envisions a comprehensive, interconnected approach to addressing gentrification and its effects on displaced communities. The project included open space, housing, sports facilities, education, retail spaces, and a small business maker village. Think Watts Foundation and Primestor Development were the lead development partners for this proposal with Master Planning by Agency Artifact and Architectural Design by Off Top Design.
